My home is almost identical to the house next door except mine is brick instead of siding. Also the SQFT is wrong. Why is mine $30k less than his?

Hi Joe, If you are referring to the tax records/assessment that means that you pay the city less per year than your neighbor. IF you were to list and sell your home the value is not based on the assessment but on what a buyer in this market is willing to pay. There are many considerations taken when establishing a list price including but not limited to active, pending and sold comparable homes, lot size, square footage, condition, upgrades, etc. If you have any other questions, I would love to be your real estate resource. The square feet in most of the internet sites comes from the county records and the valuation in the county records. If you are speaking of a web site, you would want to check with the county assessors office to see how your home is listed. If you are being taxed on your square feet and brick by the county, you may want to consider that increasing your valuation with the county may not be in your best interest. The value that is calculated on most internet sites really does not affect you in any way and having a lower value for property taxes may not be a bad thing.
Are you referring to a Zestimate on Zillow, or a tax assessment from the county records? Is your house for sale? More information please!
Most of us have to guess at what your asking about. Can you give a little more detail about what your asking about? Assessments are based on the city tax records and if someone has added living space to a home, with reporting it to the city, well then it can be off in a case like that. The problem would be, if work was done and not recorded (through work permits) the city could have the owner pay fines, take down the addition or have the city inspectors come out to see if there are code violations.

This sounds like a question relating to the tax assessed value of your home compared to that of the home next door. City assessments are quick estimates of the value of your home and often leave out important value considerations such as overall condition, additional finished square footage and upgrades. You have to keep in mind that they home next door may have upgraded with amenities that may give it the extra value. Things like solid surface counter and high end appliances are something that buyers are looking for and willing to pay more for. They could also have upgraded the baths and flooring as well.
